Independence From a Single Employer
Unlike a standard UAE employment visa, which ties residency to a single sponsor and requires renewal every two or three years, the Golden Visa grants independent, self-sponsored residency status. Holders can change jobs without losing their visa, start a company, invest, or study, and can stay outside the UAE for extended periods without their residency being cancelled -- a structural difference that matters considerably given roughly 90 percent of the UAE's population is made up of expatriates whose status has historically remained tied to employment.
Four Main Pathways in 2026
The current framework offers several routes to qualify. The real estate pathway requires property valued at AED 2 million (roughly $545,000) or more, confirmed through a Dubai Land Department valuation. A bank deposit route requires AED 2 million held in a UAE fixed deposit for at least two years. Skilled professionals can qualify through a basic monthly salary of AED 30,000 or more, paired with a valid employment contract and an attested degree. Entrepreneurs can qualify with an approved project valued at AED 500,000 or more, or through a previous startup that was sold for at least AED 7 million, or a current startup generating AED 1 million or more in annual revenue with backing from an accredited business incubator.
The Biggest 2026 Change: Mortgaged Property Now Counts
In February 2026, the UAE removed a rule that had previously excluded a large share of buyers: applicants were once required to pay at least 50 percent of a property's value, or AED 1 million, upfront before applying. That requirement is gone. Investors can now qualify using a certified Dubai Land Department valuation of AED 2 million or more, regardless of how much has actually been paid or whether the property carries a mortgage, provided the lending bank issues a No Objection Certificate. Multiple properties can also be combined to reach the threshold, and off-plan properties on staged payment plans now qualify under the same rule.
Real estate remains the single most popular Golden Visa pathway, accounting for roughly 62 percent of approvals in 2025, according to Dubai Land Department data -- a share the 2026 rule change is likely to push even higher.
How Long It Actually Takes
Processing time generally runs one to eight weeks depending on the pathway. Straightforward cases with complete documentation -- particularly real estate and salaried-professional applications -- are typically approved within two to three weeks, while categories requiring government nomination or endorsement, such as entrepreneurs or specialized talent, can take four to eight weeks. After a pre-approval nomination, applicants undergo a mandatory medical examination, including a blood test and chest X-ray, before submitting biometric data for a 10-year Emirates ID, the primary residency document. The visa itself is issued electronically, with no physical passport stamp required.
Scale and Growth
The program has grown substantially since its 2019 launch, with reforms in 2022, 2023, and 2026 progressively expanding eligibility. As of the first quarter of 2026, the UAE's Federal Authority for Identity, Citizenship, Customs and Port Security had issued more than 250,000 long-term residence permits under the program, with eligibility further expanded in 2025 and 2026 to include categories such as nurses, teachers, and content creators.
What to Verify Before Applying
Given how frequently eligibility criteria, thresholds, and documentation standards have shifted -- multiple times within 2026 alone -- confirming the current rules directly through the Dubai Land Department, GDRFA, or ICP Smart Services immediately before applying is essential, rather than relying on guidance that may already be a few months out of date.
